Promising Forecast for Another Record-Breaking Summer in Seville and the Andalusian Region
Seville is preparing for a summer with record-breaking figures in the vacation rental sector. According to company data, the current occupancy rate already reaches 89% during the peak months of the summer season, with an average nightly rate of €150 in the Andalusian capital.
Regarding traveler preferences, in the last three months, pools have been the most sought-after feature, accounting for 66% of searches, while accommodations with air conditioning captured 20% of the interest.
The weeks with the highest demand for vacation rentals in Seville in 2024 were from August 5 to August 11 and from August 10 to August 17. The most common booking type consists of stays for two people (28%) and four people (22%).
In terms of regional occupancy, Málaga (87%), Cádiz (86%), and Córdoba (86%) are among the most in-demand locations. On average, Andalusia records an 85% occupancy rate, reinforcing its status as a key summer destination.
Regarding pricing, Málaga and Cádiz have the highest rates, at €210 and €220 per night, respectively, followed by Almería at €160 and Córdoba at €126. Overall, the average price in the region stands at €188, reflecting the tourism boom in Andalusia this season.
Regulations and Tourism: Balancing Growth and Community in Andalusia
As the tourism season unfolds, Holidu’s latest survey reveals varied opinions among vacation rental property owners in Andalusia regarding the impact of regulations on local communities. A majority of 58% support a balanced approach that considers both resident well-being and property owner interests. Meanwhile, 3% believe stricter regulations are necessary to mitigate gentrification, and 18% remain undecided, highlighting the diversity of perspectives on the issue.
Regarding tourist inflow, 73% of property owners consider the number of visitors to be “reasonable,” while 17% believe it is high. Additionally, 32% reported that regulations had no effect on their vacation rental business, 11% noted an impact on their operations, and 57% stated there were no protests near their properties.
